Dubai Rental Market Rebounds as Tenant Enquiries Surge 45% in Q3 2026

betterhomes reports record September leasing commissions of AED 5.76 million as tenant demand strengthens, leasing rates climb and Dubai's residential rental market recovers from a quieter second quarter.

Dubai’s residential rental market is showing renewed momentum, with tenant enquiries surging in the third quarter of 2026 and leasing activity reaching new highs for betterhomes. The Dubai-based real estate brokerage reported its strongest monthly leasing performance of the year in September, highlighting a recovery in rental demand following a period of market disruption.

betterhomes recorded more than $1.5 million (AED 5.76 million) in leasing commissions during September, marking its highest monthly total of 2026. The performance came just one quarter after activity across the market had been significantly disrupted, demonstrating the strength of the subsequent recovery in tenant enquiries.

The latest figures point to continued demand for residential accommodation in Dubai, where the combination of employment opportunities, international mobility and a diverse property market continues to attract people looking to live and work in the emirate.

Dubai Rental Enquiries Rise 45% in Q3

According to betterhomes, rental enquiries increased by 45 per cent in the third quarter of 2026 compared with the previous quarter. Enquiries were also up 15 per cent year-on-year, indicating that the recovery extends beyond a simple rebound from the quieter second quarter.

The figures suggest that prospective tenants are returning to the market despite regional uncertainty and recent disruption. For landlords and property investors, the increase in enquiries provides an encouraging indication of continued interest in Dubai’s rental housing.

However, enquiries alone do not guarantee completed leases or higher rental prices. The extent to which stronger demand translates into sustained rental income will depend on factors including property pricing, location, available supply and tenants’ budgets.

betterhomes Records Strongest Leasing Rate Since May

The increase in tenant interest was accompanied by stronger leasing performance at betterhomes.

The brokerage leased 46.7 per cent of the rental listings it published in September within the same month. According to the company, this was its strongest monthly leasing rate since May.

The result highlights the importance of matching available properties with active tenant demand. For landlords, securing a tenant promptly can help reduce the time a property remains vacant and limit potential interruptions to rental income.

The company’s September performance also illustrates how brokerage activity can respond quickly when prospective tenants return to the market aft
