WeWork Founder Adam Neumann Brings Residential Venture Flow to the UAE

The company is preparing to enter Dubai and Abu Dhabi, with its first residential communities expected to open in early 2027.

Adam Neumann, the entrepreneur behind WeWork’s rise into a $47 billion office-sharing business, is bringing his latest real estate venture, Flow, to the United Arab Emirates.

The company is preparing to establish operations in Dubai and Abu Dhabi, with its first residential communities expected to open in the first quarter of 2027. The expansion marks a new step in Flow’s efforts to enter one of the world’s most competitive property markets.

As part of its UAE plans, Flow has secured a commercial licence from the Dubai International Financial Centre (DIFC). Dubai will also serve as the location for a global design and development centre of excellence.

The company is planning to open an experience centre in Al Quoz and increase its local workforce from 16 employees to between 40 and 50 by the end of 2026.

From WeWork to Residential Real Estate

Neumann founded Flow in 2021 after leaving WeWork, the flexible office-space company he co-founded in 2010.

WeWork became one of the world’s most valuable privately held startups, reaching a reported valuation of $47 billion. However, its attempted public listing was unsuccessful, followed by mounting financial difficulties and a bankruptcy filing in 2023.

With Flow, Neumann is pursuing a different segment of the property market. Rather than focusing on shared office spaces, the company is concentrating on residential living, combining property ownership and management with hospitality-inspired services, technology, wellness facilities and community experiences.

Its approach aims to make apartment living feel more connected, placing greater emphasis on residents’ everyday experiences rather than simply providing accommodation.

Flow says its existing portfolio includes approximately $2.5 billion in assets, with around 8,500 residences either under management or in development.

Dubai and Abu Dhabi Expansion

The UAE expansion will be led by Arif Shah, CEO of Flow UAE. The company is entering a market where residential developers are increasingly competing through lifestyle offerings, amenities and services designed to attract residents.

Dubai’s international population, expanding luxury housing segment and growing interest in branded residential concepts offer opportunities for Flow’s business model.

Abu Dhabi also provides an expanding residential market, supported by investment, population growth and the emirate’s economic diversification efforts.

The move has also created an opportunity for a potential partnership with Stake, a local property investment platform co-founded by Rami Tabbara. Stake focuses on fractional real estate investment, enabling individuals to purchase shares in properties without acquiring an entire asset.

A New Chapter in Neumann’s Property Ambitions

For Neumann, the UAE expansion represents another opportunity to build a real estate business around the way people live, connect and interact with their surroundings.

While WeWork sought to reshape the office market before facing significant financial challenges, Flow is applying a similar experience-led concept to residential property.

Its strategy is to position buildings as branded residential communities, combining homes with services and shared experiences.

Whether Flow can achieve international recognition in residential real estate remains to be seen. However, its planned entry into Dubai and Abu Dhabi signals Neumann’s ambition to make lifestyle and community central to the future of apartment living.
